Construction to begin on townhomes on West Columbia Riverwalk

Columbia developer Bill Bradshaw has announced the construction of Flow 2.

Flow 2 consists of 12 townhomes overlooking the Congaree River near the intersection of Sunset Boulevard and Meeting Street in West Columbia.

Site preparation is under way and full construction on the three-story, three-bedroom, three-and-a-half-bath townhomes across the Gervais Street Bridge is scheduled to begin in December.

Homes should be ready for owners to move in by November 2020, according to a press release from the developer.

Flow 2, according to the release, offers six units with beautiful river views and six with magnificent views of the city of Columbia.

Flow 2 is just across Meeting Street from the new Brookland development. It’s on the West Columbia Riverwalk and adjacent to West Columbia’s River District . The River District features an array of new and established restaurants, galleries, boutiques and other amenities.

“This whole area is just booming,” said Bradshaw. “It’s the hottest part of Columbia without question. We are looking for people who want the lifestyle of being close to town, who don’t want to hassle with a lot of maintenance, who want the convenience of being able to walk to five or six restaurants, and to the gym. It is in-town living with a beautiful view.”

The townhomes are inverted with the main living space on the third floor to take advantage of the views. The third level of each home is an open floor plan with kitchen and living space and ceilings from 10-13½ feet. The second floor has two bedrooms and two baths. The first floor has a full bedroom and bath — a space that could be used as an office — and is accessed from the garage. Riverview units have a two-car garage; and city view units have a

one-and-a-half-car garage. Each carport pad has room to park two additional cars. Purchasers will be able to choose from a number of options, including an elevator.

Marketing and presale for Flow 2 Townhomes is being handled exclusively by the Wheeler and Wheeler Real Estate team licensed with Coldwell Banker. The general contractor for Flow 2 is Hill Construction Co. and the architect is Davis Architects.

“I’m very, very excited to see the second phase of Flow going in,” said West Columbia Mayor Tem Miles.

“Those units are magnificent. It is as nice as anything you could live in anywhere. You get unbelievable views. It is an amazing location.”

The price range for the homes is $415,000 to $525,000. The townhomes range in size from 2,158-sq- ft for city views to 2,795 square feet for river views.

Bradshaw was one of the original developers of the adjacent Flow Townhomes, Phase 1. Investment in Flow 2 is estimated at $6 million, with a total investment of $12 million for the two phases. All of the original townhomes are owner occupied.

Flow and Flow 2 both offer gated access, the convenience of a shared pool and pool-house, and private access to the West Columbia Riverwalk.
