Lexington County is set to add another distribution center that will bring over 100 jobs in 2024.
The 803 Industrial Park in Columbia has its first two tenants, one of which is a hub to distribute products for Mattress Warehouse.
According to Colliers South Carolina, the distribution center will lease space in the four-building park, a partnership between Magnus Development and the Columbia Metropolitan Airport that broke ground in November 2022 and contains more than 1 million square feet combined.
The real estate firm announced that it has pre-leased two buildings in the in-progress industrial park, with warehousing, transportation and 3PL company Givens taking over the entire 252,720-square-foot Gateway Three building.
Both buildings broke ground in November.
“This announcement is proof that South Carolina continues to attract name brand companies to its growing logistics and distribution sector because of the state’s robust infrastructure network.” state Secretary of Commerce Harry Lightsey is quoted in a release from Gov. Henry McMaster’s office, talking about the Mattress Warehouse news. “We welcome Mattress Warehouse to Lexington County and look forward to the company’s success.”
Mattress Warehouse has leased 56,160 square feet of the Gateway One building to distribute products to its 250 locations, which offer brands such as Serta, Sealy, Stearns & Foster, TEMPUR-Pedic, Kingsdown and Aireloom.

The announcements continue a wave of economic development reveals for Lexington County, which has also seen Chick-fil-A and Southern Glazer Wine & Spirits announce intentions to bring large distribution hubs to the county in the last four months.
“Despite economic headwinds, we continue to see strong demand and short supply with leases being executed on speculative buildings either before developers break ground or while they are under construction,” Chuck Salley, the managing director in Colliers’ Columbia office, is quoted.
The Gateway One building still has almost 200,000 square feet still available for leasing.
Gateway Three tenant Givens owns and operates over 2 million square feet of warehouses in Virginia, Nevada, Georgia and Washington, and is set to open its first S.C. location with this West Columbia move.
“We are excited to welcome Givens and Mattress Warehouse as our first tenants in 803 Industrial Park,“ Kevin Werner, partner with Magnus Development, is quoted in the Colliers release. “Both companies recognized the benefits of the Park’s strategic location to CAE Airport, UPS, FedEx and Interstates 26 and 77. The demand from industrial users has been incredible and we intend to meet this demand by continuing to develop state-of-the-art, Class A industrial buildings.”
The Colliers release states that the industrial park has several logistical advantages, one being its close proximity to the Columbia airport, the UPS regional air and ground hub, FedEx Freight, and a Norfolk Southern transload rail terminal. The park also resides within a mile of Interstate 26, which offers easy connections to Interstates 77, 20 and 95.
